Overview
A Home Engineered to Last
The Farmhouse is a modular home configuration built to residential code standards in a climate-controlled facility. Unlike sheds or portable buildings, this is a real home — engineered, certified, and designed for full-time or long-term habitation.
Every build goes through engineering review and state certification before a single board is cut. From spray foam insulation to a 200-amp panel, LP Smart siding, and stainless appliances — this is not a shed with a higher price tag. It's a legitimate home.

Financing
Financing Options
Modular homes open more financing pathways than portable buildings. The right path depends on your credit, income, land status, foundation type, and lender. We help connect you with the right options — but approval is never guaranteed.
Construction Loan
Finances the entire build from site prep through completion. Converts to a permanent mortgage after. Best suited for buyers building on land they own or are purchasing.
FHA Loan
May be available for qualifying buyers with a permanent foundation, land ownership, and HUD-compliant home specs. Eligibility varies by lender, borrower, and property.
Traditional Mortgage
Standard mortgage financing once the home is titled as real property. Best for buyers with existing land, a permanent foundation, and strong credit.
Cash Purchase
Fastest path to completion. No lender requirements, approvals, or waiting. Popular for second homes, vacation cabins, and investment purchases.
Important: We do not guarantee financing approval, FHA eligibility, loan rates, or terms. All financing is subject to lender approval, buyer qualification, property eligibility, and final underwriting. Consult a lender familiar with modular and manufactured housing for guidance specific to your situation.
